Project Description

A mixed-use seafront tower overlooking the Red Sea, located at Jeddah Corniche, comprises a shopping mall, administrative offices, a 7-star hotel, 7-star serviced suites, luxurious apartments, and loft apartments. The main design approach includes maximizing the utilization of the sea view, achieved by orienting the building mass diagonally. It also involves creating an inner promenade and a communal walkway to enhance community connectivity and social interaction while optimizing commercial and retail accessibility. This strategy aims to provide better value for investors.

Considering the context, climatic conditions, and environmental aspects, the design incorporates triple-glazed glass, vertical aluminum louvers, and insulated GRP panels. These materials are chosen to maintain a balanced solid-void ratio in the tower’s skin, enhancing indoor environmental quality and reducing HVAC tonnage. Additionally, green-planted roofs are implemented to minimize thermal heat on surfaces exposed to direct sunlight.
