Intown – Mixeduse Complex

Intown – Mixeduse Complex

Project Description

The concept idea for INTOWN revolves around the creation of a mixed-use complex that provides seamless connectivity and harmony between administrative, recreational, and retail uses, in the heart of New Cairo.
The dynamic design of the project consists of three commercial levels and two administrative levels designed around facilitating new experiences, maximizing the opportunities to connect the retail units and surrounding roads, and wrapping around two plazas that contain outdoor terraces, landscape activities, and a spacious courtyard. Without any columns underneath, a 24m cantilever gate marks the main entrance to the complex. The primary plaza, formed by the shape of the building, leads to the secondary entrance as an inviting gesture at the center of the courtyard.
The geometry of the building intends to self-shade the outdoor areas and generate airflow between masses to enhance air circulation. The facade treatment follows a passive design strategy that enables the project to optimize self-heating and self-cooling. It adapts to extreme weather high temperatures and sun exposure while conserving energy and creating a more pleasant indoor environment for users.
